Size and depth
Water volume - not just surface area - sets the size of the shell, the filtration plant, the chemical demand and any heating. A deep diving end costs more than a uniform 4-5 ft family pool.
Swimming pool cost guide
Most people searching for a pool price want a rate per square foot. The honest answer is that two pools of the same size can differ widely in cost, because the price is driven by the system, the structure, the finishes and the site - not the area alone. This guide explains each cost driver, what a complete quotation should list and how to compare quotes from different contractors.

No two pools are priced the same. These are the factors that move the number - and the questions to ask about each one.
Water volume - not just surface area - sets the size of the shell, the filtration plant, the chemical demand and any heating. A deep diving end costs more than a uniform 4-5 ft family pool.
An overflow (deck-level) pool needs a perimeter channel, grating, balance tank, more pipework and larger equipment. A skimmer pool is simpler and usually costs less for the same size.
An in-ground RCC shell depends on soil, groundwater and excavation. A rooftop or terrace pool adds structural design, load checks and more demanding waterproofing.
The waterproofing system, the treatment around pipe penetrations and the holding tests before tiling affect both cost and how long the pool stays leak-free.
Pool-grade ceramic, glass mosaic and natural stone differ widely in material and labour. Coping, deck finish and step details add to the total.
Pump and filter size, valve quality, pipe runs, the plant-room position and any dosing, UV or automation equipment are a major part of the system cost.
Underwater lights, waterfalls, jets, fountains and heat pumps each add equipment, wiring and plumbing - and running cost.
Narrow access, distance from the city, labour availability, approvals and the project schedule all influence mobilisation and labour cost.
Electricity, chemicals, water top-ups, cleaning and AMC are ongoing costs. Efficient equipment and a cover can reduce them noticeably.
If a quotation leaves these out, the cheapest price may not be the cheapest pool.
A rooftop or terrace pool can work well on independent homes, penthouses and hotels, but it is a structural project first. A full pool weighs many tonnes, so a structural engineer must confirm that the slab, beams and columns can carry it before anything else is planned. The waterproofing, overflow or skimmer drainage, plant-room location and access for maintenance then follow from the approved structure - which is why rooftop pools generally cost more than in-ground pools of the same size.

Ask every contractor to quote the same size, depth and system type.
Check whether civil work, waterproofing and electrical work are included or excluded.
Compare the pump and filter makes, models and flow rates - not just the total price.
Confirm the tile and finish specification in writing or with samples.
Ask what testing happens before the pipes are concealed and before tiling.
Compare warranty terms, payment stages and what happens after handover.
A per-square-foot rate is only a rough starting point, because it hides the biggest variables - depth, skimmer or overflow system, shell type, waterproofing, finishes, equipment and site conditions. Compare quotes on an itemised scope rather than on a headline rate per square foot.
Usually, yes. An overflow pool needs a perimeter channel, grating, balance tank, extra pipework and larger equipment. It offers excellent surface cleaning and a seamless look, but costs more to build and run.
Not always. Some contractors quote only the pool system, others include the shell. Aquaura can quote the complete pool - civil and RCC work included - or the pool system only, and every proposal states civil, structural and electrical responsibilities clearly so you can compare like with like.
Timelines depend on design approval, civil work, waterproofing and curing periods, material and equipment lead times, access and weather. A project-specific schedule is shared once the scope is confirmed.
